- 250 metres to Hunmanby Village centre, five minutes drive from the nearest beach at Hunmanby Gap, three miles from Filey, nine miles from Scarborough, six miles from Bridlington
- 1/2 mile from train station with trains to Hull, Filey and Scarborough
- 200 metres from bus stop with regular buses to Hull, Filey, Scarborough and surrounding area.
- Mobility scooter hire in Filey and Scarborough
- Steps in house are wide and shallow but there are no ramps and no bedrooms on the ground floor.

- 4 dedicated parking spaces, adjacent to the house and marked SW and A in yellow plus additional unreserved parking marked with a V. Tarmac parking area. 5 metres from parking space to front door, very gentle slope on tarmac surface
- Security lights automatically on after dark and main doorway well lit
- No smoking anywhere inside the house
- Key in key safe to left side of front door – number provided prior to arrival
Main Entrance
- Access can be gained from 4pm on day of arrival and guests are asked to vacate by 10am on day of departure
- Name plates on front of building facing car park and also to right of front door.
- Main entrance doorway is 98cm wide and 206cm high and leads in to entrance hallway 287cm wide and 375cm long
Hall, Stairs, Landing, Corridors
- South Wing is arranged over two floors (ground and first floor). There is no lift or escalator.
- From entrance hall proceed down 6 steps which have a total drop of approx. 100cm made up of 16cm drop per step. Each step is 300cm wide and 28cm deep. Steps lead to hallway 3m wide x 150cm deep narrowing to 125cm wide x 440cm deep.
- There are no hand rails on hallway steps, but steps are not steep.
- There is a WC on ground floor, opposite main entrance doorway, down 6 steps each of which are 18cm high and 30cm deep. These lead to a tiled area 3m x 1.8m, then turn sharp left in to WC through doorway 80cm wide x 210cm high. WC room is 135cm x 150cm x 2.8m high.
- Dining room is next on the right off the hallway. Doorway is 92cm wide x 210ch high. Room is 7.8m x 6m x 3.5m high and flooring is wood with a large rug under dining table. 10 dining chairs around table plus 4 additional chairs plus high chair available.
- Main lounge is at end of hallway to the right. Entrance doorway is 90cm wide and 215 high. Room is 6.2m x 10m x 3.4m high and floor is parquet wood. Wood burner plus 3 radiators.
- TV lounge and doorway is 195cm high and 75cm wide. Room is initially 180cm x 125cm opening up to 430cm x 290cm x 260cm high.
WCs
- One downstairs WC down 6 steps off the main hall opposite the main entrance. Doorway is 80cm wide x 210cm high and room is 135cm x 150cm x 280cm high with tiled floor.
- Four toilets upstairs -one separate WC and three toilets as part of en-suite bedrooms.
Dining Room
- Dining room entrance is 98cm wide x 210cm high leading to room 7.8m x 6m x 3.5m high. Wooden floor with rug under table.
- Large chandelier above table with 10 bulbs and on/off dimmer switch on wall next to door.
- No smoking anywhere in the house.
- Cutlery in kitchen, place mats in glass fronted cupboard in dining room.

- Utility room available. At main entrance end of ground floor, opposite main door way, through doorway 88cm wide x 195cm high then down 6 steps each 30cm deep and 18cm high. Leads to tiled area 3m x 1.8m x 2.8m high then right in to utility room which is equipped with washing machine, tumble dryer, iron and ironing board, and sink with hot/cold taps.

- 5 bedrooms all on first floor. From hallway outside main lounge, go up 5 steps each with a height of 15cm and 150cm wide. Small landing 140cm x 160cm then turn to left and 10 further steps with total climb of 1.7m leads to main landing which is 250cm x 380cm x 4m high. Then turn left up further 6 steps each 16cm high and 130cm wind. These lead to small landing 190cm x 130cm x 225cm high.
- First bedroom is at end of corridor 450cm x 122cm x 225cm high. Through doorway 200cm x 74cm in to carpeted room 5m x 6.6m x 3m high. King size bed plus single bed, bedside tables and lamps, dressing table with surround lights. Shower room with shower, toilet and basin.
- Second bedroom is off corridor through doorway198cm x 73cm. Room is 4.5m x 5m z 3m high. King size bed, bedside table, chest of drawers, mirror, chair, dressing mirror. En-suite 'jack & jill' bathroom via doorway 200cm high x 87cm wide. Toilet, bath (with shower attachment, basin. Small step to bath 12cm high.
- Leads to third bedroom via doorway 198cm high x 73cm wide. Room is 6.2m x 6.5m x 3m high. 1 x king size bed, 1 x single plus 1 x cabin bed with further pull out bed underneath. Mirrored 'Armoire' style wardrobe and chest of drawers. Room is carpeted. Exit from room via doorway 195cm x 72cm to small landing then back down 6 steps to main landing and turn left into paneled corridor via doorway 76cm x 215cm. Corridor is 105cm x 450cm x 290cm high.
- At end of this panelled corridor turn right into bedroom 4 through doorway 210cm x 83cm. Room is 3.3m x 4.8m x 2.5m high and is carpeted. Two single beds, chair, wardrobe, dresser & stool, bedside cabinets with lamps plugged in to wall sockets.
- Bedroom 5 (master bedroom) is out of bedroom 4 turn right and go up 4 steps each 16cm high to small landing 170cm x 176cm. Turn left in to master bedroom through doorway 210cm x 90cm. Room is carpeted and is 6m x 6.9m x 2.8m high. Super king size bed, sofa, 2 chairs, dressing table and mirror. Door at side of bed leads to dressing room -doorway is 210cm x 80cm. Dressing room is carpeted and is 2.35m x 4.3m x 2.7m high. Double wardrobe, large mirror 150cm x 210cm. Doorway leads to en-suite bathroom via 2 small steps. Doorway is 205cm x 80cm. Bathroom is wooden floor and is 295cm x 390cm x 260cm high. Bath, shower, basin, bidet.
- Bathroom leads to study through doorway 195cm x 80cm then down 4 steps each of which are 27cm deep and 110cm wide with a total drop of 70cm. Study is wooden floor and is 2.6m x 4m x 2.5m high. This leads to outside decked balcony via doorway 190cm x 95cm and up one step 20cm high. Decked balcony is 2m x 6m, is south facing and has patio style furniture consisting of a table, 2 benches and 2 chairs
Bathroom, Shower-room & WC
- South Wing has 5 toilets with one on ground floor and 4 upstairs in first floor. Ground floor toilet is 135cm x 150cm x 280cm high with a tiled floor.
- En-suite bathroom in bedroom 1 is carpeted and has toilet, shower cubicle and basin. It is approximately 2m x 1.8m
- En-suite bathroom in bedroom 2 is shared with bedroom 3. It is 160cm x 450cm, carpeted and has a walk-in shower, toilet, basin and bidet
- There is a separate WC on first floor accessed via a doorway 66cm x 205cm. Room is approx. 1.5m x 1.8m and has toilet and basin.
- En-suite bathroom for master bedroom is accessed via doorway 205cm x 80cm and room is 295cm x 390cm x 260cm high. Bath, shower cubicle, basin, bidet, wooden floor.

- Kitchen is the first door on the right after descending the hallway steps. Doorway is 90cm wide x 206cm high. Room is 5.1m x 5m x 3m high and carpeted. Additional Information
- South Wing is fitted with hard wired smoke alarms including indicator lights
- There are fire extinguishers in the main ground floor hallway, kitchen, main landing on the first floor and in the dressing room.
- There is a fire blanket fixed to the wall in the kitchen
- No smoking anywhere in the house
- In the event of fire guests should decide whether to use the fire blanket/extinguishers or evacuate. In the event of evacuation either congregate in the car park via the front door or the south lawn via the back door. If upstairs either descend using the main stairway or proceed to the outdoor decked balcony off the master bedroom at the western end of the house and descend using the fire escape ladder.
